RULES AND REGULATION
Muthoot projects are time bound projects. In case payments
are not made as per agreement signed, the builder reserves
the right to cancel the allotment, in which case the amount
will be returned only after re allotment to another party
and without any interest.
1. All taxes, fees and charges arising out or relating
to the Purchase, Sale/Contract deed or agreement including
stamp duties, Registration fees, Documentation and Legal
fees, Sales Tax, Corporation Tax, Electricity Connection
Deposit, Cable Charges, Water Connection Deposits and
charges or fees existing or to be introduced by Government
or other statutory authorities will have to be borne
by the client, who will pay/reimburse such amounts within
30 days of issue of notice regarding the same.
2. All notices and letters sent by registered post
to the client's address as mentioned in the agreement
will be considered as received by the client.
3. The purchaser shall compulsorily become a member
of the House Owner's Association/Society constituted
by the builder, which shall be formed at the time of
handing over the possession of the apartments. The association/society
shall carry out all necessary routine and annual maintenance
and repairs to common areas, exterior walls of the building,
common installations & fittings and payment of electrical
& water changes for common facilities, services
etc. Maintenance charges/deposits are to be paid by
each owner regularly and in time.
4. Monthly maintenance charges are worked out, based
on the costs incurred and will have to be borne by all
the apartment owners regularly to ensure maintenance
of the total complex.
5. An additional one-time payment, fixed by the promoters,
has to be deposited towards creating a security deposit
fund towards the maintenance expenses of the total complex,
before taking possession of the apartment.
6. The interior furniture layout and wardrobes indicated
in the brochure do not form part of the standard fittings
but is shown to give an idea on the probable space usage
of the interiors.
7. Every effort will be made to complete and hand over
the project on time and obtain electrical, sanitary,
and water connection within the stipulated period. However
no responsibility will be accepted for any delay in
completing the project due to unforeseen circumstances,
and obtaining the services from statutory bodies, due
to reasons beyond the control of the builder.
8. All disputes are subject to Trivandrum jurisdiction
only.
Note: All measurements and specifications given elsewhere
in this brochure are subject to minor variations without
specific or general notices. All such variations/alterations
shall be purely at the discretion of the builder. The
